Accessory Dwelling Unit
Building dreams, one home at a time!
What is an Accessory Dwelling Unit?
Also known as an in-law suite, cottage or guest house, Accessory Dwelling Units (ADU) are small dwellings which are built on the same property as the primary residence or single-family home. They can be built as separate units, and provide a self-sufficient place of residence. They offer a basic floor plan consisting of a kitchen, bedroom, bathroom and a living room/area.
Why Build a Custom Accessory Dwelling Unit?
In addition to becoming a very popular rental option, there are various uses for ADUs. The dwelling is completely self-contained, which provides a great living experience for both tenants and homeowners.
Long-term Rental
ADUs are growing in popularity especially in densely populated areas. They provide an affordable housing alternative where there may be limited housing options.
Vacation Rental
Florida is a great area to jump into the growing popularity of ADUs. These self-sufficient units are excellent vacation rentals.
In-law Suite
With living and healthcare expenses continuing to soar, more homeowners are looking to make accommodations on their properties to face the prospect of caring for aging parents. This is a great alternative for senior adults, who prefer living independently versus living in costly facilities.
Affordable Housing
Each county we build in, Crystal River, Osceola and Brevard, will each have their own zoning laws. Our ADUs will provide more options for consumers who seek to live in certain locations and at price points they desire.

What to Consider When Building Custom Dwellings
Besides the quality of the craftsmanship your builder offers and the materials they use, there are several more things to consider. We here at C.N. Romack will guide you in figuring out each of the following and more to guarantee consistency in quality.
Location
There are multiple ways you can add an ADU to your home. We can build one that is self-sufficient and completely detached from the main house on the same lot or over a garage. We can also build a suite attached to the main home or convert an unused space within the main house to accommodate an ADU layout.
Either way, our goal is to create a space with a kitchen, bathroom, and bedroom/living room for an independent living space.
Special Accommodations
When it comes to in-law cottages, you might need to make some architectural choices to accommodate multigenerational needs. For example, making the doorways wide enough to facilitate any walking assistance device or wheelchair, minimizing the use of steps or stairs, making the bathroom more accessible for those who might need assistance, etc.
At C.N. Romack, we fine-tune the design for such accommodations during the design phase. We work closely with your architect or designer to make sure the space is not only functional for your specific needs but also aesthetically pleasing and complementary to the main house.
Permits
Your local zoning office can provide you with the information regarding local ordinances and the permits you need to build an in-law unit. You may be able to obtain a variance in if the local zoning laws don’t permit an ADU.
